Reminder: Feedback Messages Available to Help You Ensure Accurate Property ValuationsOctober 31, 2008

As a reminder, Loan Prospector® provides several feedback messages to further help you ensure that the property valuation you submit to Loan Prospector is accurate and supported.  It is important that you carefully review the feedback messages listed below, and when necessary, take the required steps to address the area of concern. 

Please note these feedback messages are intended to be a supplemental resource for identifying the accurate value of the subject property.  As always, you should continue to follow your normal loan review process to ensure the property valuation you submit to Loan Prospector is accurate.

Message Text Review for Accuracy: The Estimated Value of Property or Net Purchase Price submitted for this transaction may be excessive for the local market. The appraisal should be carefully reviewed for this transaction. Recent REO activity may have impacted the valuation of the subject property. Review appraisal carefully to
ensure current value is accurate and supported.

(5X) Feedback message returned if subject property address matches against the U.S. Postal Service database:

Address entered matched to; "dynamic street name", "dynamic
city name", "dynamic state name", "dynamic zip code", "dynamic county name". Please confirm accuracy.

(5Y) Feedback message returned if subject property address cannot be standardized against the U.S. Postal Service database:

Unable to match address entered. Please confirm accuracy and resubmit if necessary.

Description Automatically notifies you when the stated subject property value is potentially excessive compared to local market property values.* Identifies subject properties that have been in an investor real estate owned (REO) portfolio in the past 24 months. Notifies you if the subject property address matches against the U.S. Postal Service database. Notifies you if the Estimate Value of Property or Net Purchase Price reflects an appreciation in value faster than the surrounding market.

Recommended processing steps
  • Review the loan to ensure the stated value for the subject property is entered correctly.
  • The appraisal should be carefully reviewed for this transaction.
  • Review the appraisal carefully to ensure that the value is accurate and that the comparables used in the appraisal support the value.
Please note: If you do not receive a message, it does not necessarily mean that the subject property has not been an REO property.
